Ferndale is a mix of old systems and new houses, on ground that holds water
Ferndale has two distinct septic populations and they have completely different problems.
The first is older rural property. Lots that have been there for decades, on systems installed to standards from a different era, frequently undersized for a house that has since been extended, and often with no paperwork anyone can find. The second is newer development on the edges, where houses went up on ground that is flat, close to the river, and does not drain especially well. Those systems are newer and better documented, and they are still working against the same water table everyone else here is.

What is different about Ferndale septic work
Old systems, no records
A large share of the older rural stock predates consistent record keeping. That makes locating a routine first step and it makes property sales more complicated than they need to be. Sorting the records out before you sell is worth doing.
Undersized for the house it now serves
Houses get extended. Systems do not. A system sized for a two bedroom house serving a four bedroom one is under permanent strain, and this shows up at inspection.

Start with a county records search, which turns up an as-built more often than people expect. If nothing exists, it is located physically by probing outward from where the drain leaves the house. Our locating page and records guide both cover it.
What are the most common problems with septic tanks?
Overdue pumping, blocked effluent filters and failed baffles. Around Ferndale, add drain fields taking surface water they were never designed to handle, and older systems that are simply undersized for the house now on top of them.
What can fail a septic inspection?
A saturated or surfacing drain field, structural failure in the tank, missing baffles, and a system undersized for the bedroom count. On older Ferndale properties, the last one comes up regularly.
